Terms of Service

Last updated October 17, 2026

Draft. This page has not been reviewed by a lawyer yet and may change.

These terms are the agreement between you and FlexRoom when you use the site. Please read them before you open an account.

What the service is

FlexRoom is a website where people offer and look for rooms and roommates in Canada. We are not a landlord, a broker or a party to any lease. Any agreement to rent is between the people involved. FlexRoom does not collect or hold rent or deposits.

Your account

You must be at least 18 and give accurate information. Keep your password to yourself; you are responsible for what is done with your account. One person, one account.

Listings

  • You may only list a place you are allowed to rent out or share. Check your lease and your local rules first.
  • A listing must be real and accurate, with real photos of the place. Up to 8 photos; up to 5 new listings in 24 hours.
  • Not allowed: asking for money before a viewing, contact details or links inside photos, duplicate listings, discriminatory or offensive content, and anything illegal.
  • Photos are checked automatically and listings may be reviewed by our team before or after they go live. We can refuse, hide or remove a listing that breaks these rules.
  • Keep your listing up to date: archive or delete it as soon as the room is taken or you stop offering it. We may hide listings that look abandoned.

Messages and conduct

Treat other members with respect. Do not send spam, threats, scams or requests for money in advance. You can report a listing, and we review reports. To keep people safe, a member of our team may read messages when a report, a safety concern, a support request or a legal duty makes it necessary, and we may pass them to the police or other authorities when the law requires it. You can report a listing or, with the red flag, a conversation: you then allow us to keep and read a copy of that conversation to deal with your report.

Using the site

  • Use the site only to offer or look for rooms and roommates. Do not copy or collect its content with automated tools, try to break into it or disturb it, pretend to be someone else, or send unwanted advertising.
  • Do not offer or ask for sexual favours or sexual services in exchange for rent, and do not post explicit or violent content.

Verification

  • Phone verification is free. ID verification is optional and costs CAD $5.00, paid through Stripe. The fee covers one check and is not refunded, including when the check fails.
  • A verified badge means a check was passed at one point in time. It is not a guarantee about a person or a place. Always view a place and meet the people before you pay anything.

Paid services

  • Some services cost money. The price and what it covers are shown before you pay, and payments are made through our payment provider (Stripe). Prices are in Canadian dollars and taxes are added where the law requires them.
  • A paid service starts as soon as you pay (or when the period you already paid for ends) and is not refunded once it has started, except where the law gives you that right. If we end your access because you broke these terms, you are not refunded. Paying does not guarantee that you will find a room or a roommate.
  • If we offer paid promotion of a listing, its start and end dates are shown to you, and promotion does not change the rules a listing must follow.

Your content

You keep the rights to what you post. You give FlexRoom permission, free of charge and not exclusive, to store, display, adapt (for example, resize photos) and share it in order to run and promote the site. You promise that you own it or are allowed to share it, that it does not infringe anyone’s rights, and that it is not unlawful, misleading or offensive. “[HOW LONG THE PERMISSION LASTS AND WHETHER MORAL RIGHTS ARE WAIVED: TO BE WRITTEN WITH A LAWYER.]”

Suspending or closing accounts

We can suspend or close an account that breaks these terms or puts others at risk. You can stop using the site at any time and ask us to delete your account.

No guarantees

The site is provided as it is. We do not check every listing or member, and we do not guarantee that a listing is accurate, that a place is available, or that the site will always work without interruption.

No advice

The guides and help pages are general information, not legal, financial or real estate advice. Rental rules are set by each province and each building; check the rules that apply to you.

Other members and other services

Members are individuals, not FlexRoom. We do not check what they say, and a verified badge only shows that one check was passed. Rent, deposits and leases are between you and the other person. Some features rely on other companies (for example Stripe and Twilio); their terms apply to those parts. We do not control the websites that links lead to.

Limits on our responsibility

“[TO BE WRITTEN WITH A LAWYER: limitation of liability and indemnity, within what consumer protection law allows in each province, including Québec.]”

Law and disputes

“[TO BE WRITTEN WITH A LAWYER: governing law, and where disputes are heard. Consumers in Québec keep the rights the law of Québec gives them.]”

Responsibility for your actions

You are responsible for what you post and do on the site. If someone makes a claim against us because you broke these terms, posted something you had no right to post or broke the law, you agree to cover our reasonable costs, as far as the law allows. This does not take away rights that consumers cannot give up under provincial law, including in Québec. “[TO BE CONFIRMED WITH A LAWYER.]”

Copyright complaints

If you believe something on the site infringes your copyright, write to support@flexroom.ca with the details Canada’s Copyright Act asks for. We pass the notice on to the member concerned, as that law requires. “[TO BE CONFIRMED WITH A LAWYER.]”

General

Using the site does not make anyone a partner, agent or employee of another. If a part of these terms is found invalid, the rest stays in force. You may not transfer your account. These terms, with the Privacy Policy, are the whole agreement for using the site. The parties have expressly required that these terms be written in English; a French version is available (les parties ont expressément exigé que ces conditions soient rédigées en anglais; une version française est disponible). “[TO BE CONFIRMED WITH A LAWYER.]”

Changes and contact

We may update these terms; we will post the new version here with its date and tell members about important changes. Questions: support@flexroom.ca.
